A $41M apartments-shops-and-hotel project is headed for Tradition's edge

The Southern Grove jobs corridor keeps adding to its to-do list, and the latest is a big one: a $41 million mixed-use development that blends housing, retail, and a hotel into one project on the edge of Tradition.

Behind it is the Sansone Group, working with Alliance Residential Company. The plan sits at the northeast corner of SW Village Parkway and SW Becker Road, and it's ambitious — 660 apartments, nearly 200,000 square feet of commercial space, and a 140-room hotel, all on the same footprint.

Crucially for the people already living out there, it includes a grocery store. Add in restaurants, smaller retail shops, stormwater lakes, a landscaping buffer, and a trail system that connects to the existing Tradition Trail, and you've got the makings of a walkable district rather than just another strip center.

It's being built in phases. Phase one alone brings 330 apartments and about 91,500 square feet of commercial space, with the remaining apartments and the hotel coming in later phases. That staging is typical for a project this size — it lets demand catch up to supply.

The growth is exactly why some folks moved out here in the first place. As local resident Ronnie Cruz put it, 'We just bought our house in this area, and the growth was a big part of why we did.' Others are watching with cautious optimism — neighbor Hunter Preston said, 'There's still open space, but development's coming. Hopefully it's done right.'

There's still red tape to clear. The project needs final city approvals before construction can begin, so shovels aren't in the ground tomorrow. But the direction is clear: Southern Grove is filling in fast.

For the 772, this matters because it's housing plus jobs plus daily-needs retail in one move — the kind of density Port St. Lucie has been pushing toward in Tradition. If it gets the green light, the corner of Village Parkway and Becker Road is about to look a lot different.
